Build-ready sites that hold up over time

From foundation excavation through land clearing and grading, we set the conditions a long-lasting build depends on across Cobleskill and Schoharie County.

In Short

Foundations are made in the dirt before they're poured.

The foundation isn't where the building starts — the prep is. Stable, build-ready ground takes correct excavation, proper grading, controlled drainage, and clean compaction. Skip a step and you can feel it years later in cracked walls, settled slabs, and water issues.

MSL Excavation and Construction handles foundation excavation, foundation installation, site preparation, land grading, and land clearing across the Cobleskill area and the rest of Schoharie County. Each project is sequenced so every phase supports the next.

Foundation Excavation & Installation

Foundations dug, formed, and set right

We excavate to the planned footprint and depth, prepare the bearing surface, and install footings and walls so the structure starts on level, stable ground. Drainage is built in from the start, not added on later as a fix.

  • Footing and full basement excavation
  • Crawl space and slab-on-grade prep
  • Footings, walls, and proper backfill
  • Perimeter and footing drain installation
  • Tie-ins to existing structures and additions

Site Preparation & Land Clearing

From woods and brush to ready-to-build pads

A lot of properties around Cobleskill, Sharon Springs, and Middleburgh need real clearing and grade work before anything is built. We remove trees, brush, and stumps, manage burn or removal, then move into rough and finish grading so the site is properly drained and ready.

  • Tree and brush removal
  • Stump removal and grubbing
  • Rough grading and pad prep
  • Drainage shaping and swales
  • Driveway and access cuts
  • Material removal or on-site relocation
Land Grading

Grading that controls water before water controls you.

Land grading is one of the most overlooked parts of any project. Done right, it moves water away from foundations, keeps driveways stable, and protects landscaping from washouts. Done poorly, every heavy rain becomes a problem.

We grade pads, driveways, and surrounding areas with attention to slope, drainage paths, and the realistic flow of water in upstate New York weather. The finished grade is part of the project — not an afterthought.

What To Expect

From first walk-through to a build-ready site

Foundation, site prep, and clearing projects work best when each phase follows a defined process. Here's roughly how a typical Cobleskill-area project moves from the initial site visit to handing the site over to your foundation crew, framer, or builder.

  1. 01

    Site walk and scope

We meet at the property, walk it together, look at access, slope, drainage, soil, and the planned footprint, and confirm what the project actually needs.

  2. 02

    Written estimate

You get a clear estimate that breaks down the work — clearing, excavation, foundation, drainage, grading — so there's no guessing about scope or price.

  3. 03

    Schedule and coordinate

We schedule around weather, your builder, and other trades. If a foundation crew or framer is involved, we coordinate timing so nobody's waiting on us.

  4. 04

    Clear, dig, install

Trees, brush, and stumps come out where needed. The foundation is excavated to spec, footings and walls go in, drainage is built into the backfill.

  5. 05

    Grade, compact, hand off

Final grading sheds water away from the structure, compaction is done in proper lifts, and the site is left clean and ready for the next phase of the build.

Cost & Affordable Options

Real cost factors for foundation and site prep work

We don't publish flat prices because every property is different. A foundation dig on a flat, accessible Cobleskill lot with good soil is a completely different job than the same footprint on a sloped, wooded site in Sharon Springs or Jefferson with rocky subgrade. The numbers should reflect that.

The biggest cost drivers for foundation, site prep, and land clearing work are: depth and footprint of the foundation, soil and rock conditions, water table and drainage requirements, amount of clearing involved, hauling distance for material, and whether fill needs to be imported. We walk through each of those with you so the estimate makes sense.

When there's room to keep cost reasonable — for example, balancing cut and fill on-site, reusing cleared topsoil, or sequencing work so we're not double-mobilizing equipment — we'll suggest it. Affordable doesn't mean cutting corners on what holds the building up.

When To Call

Foundation, site prep, and clearing situations we handle

Some calls are obvious — a new home is going up and there's no foundation hole yet. Others are less obvious until you see them. If you're dealing with any of the situations on the right, it's worth a phone call to (631) 681-8526.

We work across Cobleskill, Schoharie, Middleburgh, Sharon Springs, Richmondville, Howes Cave, Esperance, Gallupville, Carlisle, Jefferson, Worcester, and the surrounding upstate New York communities.

  • New home, garage, barn, or addition foundation excavation
  • Walkout basement, crawl space, or slab-on-grade prep
  • Existing wet basement or water issues around a foundation
  • Wooded lot that needs full clearing for a build
  • Pasture expansion, brush removal, or stump grubbing
  • Pad prep for outbuildings, sheds, or commercial structures
  • Drainage swales and surface grading to control runoff
  • Site that's been cleared but never properly graded
FAQ

Common questions

What's the difference between foundation excavation and foundation installation?+

Foundation excavation is the dig — opening up the site to the right depth and footprint. Foundation installation includes the work that turns that hole into a usable structure: footings, walls, drainage, and backfill. We handle both so the dig and the foundation match each other from day one.

How do you handle drainage around a new foundation?+

Drainage starts at the dig. We grade the area to move water away from the structure, install footing or perimeter drainage where needed, and backfill with compactable material so the foundation isn't sitting in saturated soil after the first heavy rain.

Can you clear and prep a wooded lot before building?+

Yes. Land clearing on rural Cobleskill and Schoharie County lots usually involves tree and brush removal, stump grubbing, and rough grading. From there we set up access, finish grade, and prep pads so the build can start without delay.

How long does site preparation take?+

Site prep depends on lot size, vegetation, slope, and what the next trade needs. A typical residential lot might take a few days; a larger site with significant clearing and grading takes longer. We'll outline a realistic timeline before we start.

Do you handle additions, walkouts, and tie-ins to existing foundations?+

Yes. Additions and walkouts are common around Cobleskill — they need careful excavation alongside an existing structure, controlled backfill, and tie-ins that don't disturb what's already there. We approach those projects with extra attention to access, shoring where needed, and protecting the existing foundation.

What kind of land grading do you do beyond foundations?+

We grade pads, driveways, yards, and surrounding areas to control water and create usable, stable surfaces. That includes establishing slope away from buildings, shaping swales to direct runoff, and finish grading for landscaping or paving.
